James Island, SC offers home buyers a variety of real estate options. You’ll find lots of real estate for sale right now on James Island, and it is a very strong buyers market here. James Island is usually one of buyers’ first choices for real estate in the Charleston, SC area. As a result of this growing demand, James Island is more expensive than some of the other markets in the area. Most James Island real estate starts around $150,000 for a very basic starter home. If your real estate budget is less than this amount, I would recommend looking in some of the areas more inland, like West Ashley or Summerville.
In price ranges under $225,000, we usually recommend that our clients consider condos and townhouses. Although it’s possible to find houses in this range, they usually require more money and out of pocket expense than most buyers are willing to make. Some of the most popular real estate in these prices can be found in The Retreat, Mira Vista, The Peninsula, The Regatta, Meridian Place, and Point James. These real estate options are ideal for buyers who want the most affordable real estate with a good location on James Island. And, all of these communities (with the exception of the last one) are relatively new.
You’ll find plenty of starter houses on James Island from about $225,000 to $250,000. Newer real estate in this price range can be found in Jamestowne Village and Seaside Plantation, which are two popular communities on James Island. Older real estate options include Harbor Woods, which has several sections to choose from.
If you’re looking for James Island real estate in the $300s to $500s, you’ll see mostly newer homes. Popular James Island communities include Ocean Neighbors, Lawton Harbor, Bayview Farms, Westfield Place, Lakeside Village, and Cloudbreak Court. Two of the best older neighborhoods include Fort Johnson Estates and Riverland Terrace.
A lot of the James Island real estate in the $600s and up is waterfront (mostly marshfront). In this price range, the majority of real estate is newer. Buyers generally like Woodward Pointe, Parrot Bluff, Parrot Creek. Older real estate can be found in Stiles Point Plantation. Some of the most expensive James Island real estate is found in White Point Estates and Country Club, where prices go to almost $4 million. Both of these have mostly older homes in them.
Most of James Island SC real estate is made up of ranch-style, brick houses. But, there are also several new construction communities throughout the island. Since James Island is, for the most part, a residential area, you’ll find a wide selection of homes to choose from.
